The Landlord agrees to rent to the Tenant the property located at the address agreed upon by both parties ("Premises"), for the purpose of residential/commercial use as specified.
This Agreement shall commence on the agreed start date and continue for the rental period as specified. Upon expiration, this Agreement shall convert to a month-to-month tenancy unless either party provides 30 days written notice of non-renewal.
The Tenant agrees to pay the monthly rent amount as agreed upon. Rent is due on the 1st day of each calendar month. A late fee shall apply for any payment received more than 5 days past the due date.
The Tenant shall provide a security deposit equal to one month's rent prior to occupancy. The deposit will be returned within 30 days of the end of the tenancy, less any deductions for damages beyond normal wear and tear.
The Landlord shall maintain the Premises in habitable condition and be responsible for structural repairs. The Tenant shall keep the Premises clean and promptly report any damage or maintenance issues to the Landlord.
